Who I am and how I work
My name is Giovanni Purrazzo. I am an Italian law graduate with international legal experience. I live and work between Cologne and Catania and support people living abroad with buying a home in Italy.

My legal training is my toolkit. It enables me to read contracts, deeds and bank documents with a trained eye, anticipate where an application may stall, and speak the same language as the professionals I coordinate.
My role is to hold the entire process together, and I work on it personally: case analysis, strategy, bank research, document review and negotiations. Matters reserved by law for licensed professionals remain with them, starting with the final deed before the notary. I select and coordinate them without replacing them and remain your single point of contact from the outset to signature.
I know both the country you are leaving and the one in which you are buying. I understand what an Italian bank takes for granted and what someone working abroad cannot be expected to know.

Framing
The preliminary call brings the situation into focus: income, objective, status of negotiations and urgency. No document review takes place at this stage.

Analysis
Once instructed, I review the documents and feasibility: what is available, what is missing and which institutions should be approached.

Coordination
I prepare the file, submit your request to the selected banks and oversee the checks and professionals involved.

Support
I take you through to completion, in person or through a power of attorney, translating each stage into clear decisions.

Dual operations in Cologne and Catania: I know the practices of the country where you work and the country where you are buying.

Clear division of roles
I personally perform everything I am qualified to do: analysis, banks, documents and negotiations. Everything else is entrusted to licensed professionals whom I select and coordinate: deeds to the notary, certificates to technical specialists and tax matters to the accountant or tax adviser.

Checks come before commitments. If something is wrong, you learn about it before the preliminary agreement, not after completion.

Will you personally handle my case?
Yes. Mittalien is a boutique practice: I handle your case from the initial assessment to signature. Licensed professionals become involved where required by law and are coordinated by me.
Who do you work with?
With institutions that have already assessed non-Italian income, particularly income earned abroad, and with licensed professionals selected for this type of transaction, including notaries and specialists responsible for checks and formal deeds.
Must I send documents before the call?
No. The preliminary call does not include document review. It serves to frame the situation. Documents are reviewed after engagement.
Which languages do you work in?

Can I meet you in person?
By appointment in Cologne or Catania. In practice, almost the entire process is handled remotely. It is designed that way.
