You’ve found the house, or you’re about to. The sticking point is financing: Italian banks can lend to people working abroad, but they struggle to assess income they don’t recognize. That’s my job: to work out if and how your profile can be financed, and to coordinate the entire process through to the notarial deed.
The problem
Why doing it alone costs you months
If you live outside Italy, financing goes through a narrow door. Your bank, in the country where you work, is unlikely to issue a mortgage on an Italian property — the collateral is outside its reach. Italian banks can do it, but few of them are able to assess a German payslip, a foreign employment contract, or a credit history built in another system.
Anyone who has tried knows the result: months of emails, documents requested twice and translated three times, vague answers that are neither a yes nor a no. Not because your profile is weak — it’s often excellent. Because no one is presenting it in the right format to the few right banks.

Financing is built in Italy, not in the country where you work
Almost everyone starts with their own bank abroad. It’s the familiar route, and almost never the right one. The viable route runs through Italian banks — on one condition: that your income is presented in a way they can actually assess.
In many cases, financing up to 100% of the purchase is possible. This isn’t a promise — it depends on your individual profile. Which route is viable is exactly what we clarify on the call.

Can I buy without being in Italy?

What language do we work in?
Italian, German, or English — whichever you prefer. Documents for the bank and the notary are prepared in the language and format required.

How much does the full service cost?
