You have found the property, or you are about to. The key issue is financing: Italian banks can lend to people who work abroad, but they often struggle to assess income with which they are unfamiliar. This is my job: to determine whether and how you can finance the purchase and to coordinate the entire process through to completion.

Why doing it alone can cost you months

If you live outside Italy, obtaining financing is a narrow path. The bank in the country where you work is unlikely to take a mortgage over an Italian property because the security is outside its usual scope. Italian banks may do so, but only a few are able to assess a payslip issued abroad, a foreign employment contract or a credit history built in another system.

Anyone who has tried knows the result: months of emails, documents requested twice and translated three times, and vague replies that amount to neither a yes nor a no. This is not because your case is weak. It is often very strong. The problem is that nobody is presenting it in the right format to the few suitable banks.

I provide strategic and operational advice for property purchases in Italy and handle the work personally: identifying and selecting banks, preparing and translating documents, reviewing documents and contracts, and coordinating the process through to completion. I perform everything that does not require a regulated professional qualification. Matters that the law reserves for licensed professionals remain with them: I select and coordinate those professionals without replacing them. Put simply, I save you months of confusion and bring the right people to the table.

Identifying and selecting banks

Only a small number of Italian banks are willing to assess non-Italian income, and they apply specific criteria. I identify the institutions suited to your case and present your documents in the format they expect. I work with banks that have already financed clients earning income abroad.

Preparing and translating documents

Payslips, contracts, bank statements and certificates: I build the complete file and arrange its translation so that the bank and notary receive clear documents, in the required form, once only.

Direct support through to completion

Document and contract review, property checks, preliminary agreement and completion: I support you personally, step by step. Where the law requires a licensed professional, such as a notary for formal deeds, I select and coordinate that person without replacing them, and translate what they say into clear decisions. If you cannot be in Italy, the purchase can be handled through a power of attorney.

Financing is arranged in Italy, not in the country where you work

Almost everyone starts with their bank abroad. It is the familiar route, but almost never the right one: for a foreign bank, a mortgage over property in Italy is normally outside its scope. The workable route is through Italian banks, on one condition: your income must be presented in a way that allows them to assess it properly.

In many cases, financing of up to 100% of the purchase may be possible. This is not a promise; it depends on the individual case. There are several practical ways of reaching that level. Which one makes sense in your situation, and on what terms, is precisely what we examine during the call. This analysis cannot be performed on a web page because every case is different.

Tax and residence: what I can tell you and what I cannot

If you are also considering moving to Italy as part of the purchase, tax regimes exist for people transferring their residence. They are widely discussed, often inaccurately. What applies to you depends on variables that must be checked individually.

Every situation is different. My role is to frame the context and coordinate specialist advisers, not to replace an accountant or tax adviser.

Checks that protect your investment

Before signing, the property must be checked: mortgage and lien status, planning and cadastral compliance, title history and condominium matters. I personally oversee these checks, involving licensed professionals where required, before you undertake any commitment. A problem discovered after completion always costs more than the checks that would have identified it beforehand.

If you live abroad, you do not have to be present at every stage. The offer, preliminary agreement and final deed can be handled through a power of attorney, with all documents prepared and translated in advance.

Cost

The preliminary call costs €50 and lasts 30 minutes. The price is stated here because it is not a marketing device: it is half an hour of work on your case, at the end of which you will know whether and how the financing can be structured.

The full service begins only once formally instructed. My fee is an advisory and coordination fee, defined transparently before the engagement. The quotation lists the advisory fee, translations, coordination of licensed professionals and any power of attorney. There are no surprise figures after the process has begun.

What I do assure you is different: an honest answer about your case, including when the answer is “it is not advisable to proceed”, and a process in which every step has an owner, an order and a reason.

Why is the call charged?

Because it is first and foremost half an hour of work on your case. You leave the call knowing whether and how you may finance the purchase and what steps are required. It is also the point at which both of us decide whether to work together. Neither purpose is hidden.

Does the call guarantee that I will obtain financing?

No. The call frames your case and identifies the route. Approval depends on the banks. No stage of the service guarantees the outcome.

Will we review my documents during the call?

No. The call is a preliminary consultation: we frame the situation and explain how to structure the financing. Document review, bank research and translations begin only after engagement.

Must I already have chosen the property?

Not necessarily, but the service works best where there is a specific property, or at least a defined area and budget. The process is designed for people ready to execute, not those still exploring.

Can I buy without being in Italy?

Yes. The offer, preliminary agreement and final deed can be handled through a power of attorney, with documents prepared and translated in advance. This is a normal part of the process I manage.

Which language will we use?

Italian, German or English, as you prefer. Documents for the bank and notary are prepared in the required language and format.

How much does the full service cost?
